: CHECK-IN AND CHECK-OUT TIMES

What time can I check in?: Check-in is available after 14:00 on the day of your booking. Early check-in may be possible if the apartment is already prepared and clean; this must be arranged with the owner at least a few days before your arrival.

Upon arrival, the host will ask all guests to present and transcribe their documents, in accordance with current legislation.

What time do I have to check out?
Check-out is by 10:00 a.m. We need to prepare the house for our next guests, so we kindly ask that you leave on time. When you depart, please place the door opener card on the kitchen table, clearly visible. Unless you have already done so or have made other arrangements, please also pay the tourist tax of €2.00 per guest, applicable for the first six nights only.


: MAGNETIC KEY

Why use a magnetic card instead of a key?
A magnetic card is a more secure way to protect guests. Unlike traditional keys, magnetic cards cannot be easily cloned, ensuring that only authorized individuals can gain access. This provides guests with greater peace of mind during their stay.

How to use it:
To enter the house, hold the card in the white slot to the left of the entrance door. When you hear a sound, gently push the door (keep the card in place while pushing—do not remove it, or the door will not open).

Once inside, on your right you will find another slot where you can insert the card to activate the electricity. Remember to remove it when you leave. If you forget it, don’t worry—just call us and we will come and open the door when you return.


: FREE PARKING

Is parking easy? The house is located in the town center, between the two main streets. Parking is available on the public road, either in front of the house or nearby.

Is it free?: Yes, there is free parking near the house

Is the Internet free?: Yes, you can find the Wi-Fi password on a poster in the kitchen. The Wi-Fi provides reliable and fast coverage in all rooms

How many cameras are there outside the house?: There are two cameras outside the house to ensure the guests’ safety


: HOME APPLIANCES

TV: In the kitchen, you’ll find a SMART TV with internet access. An Amazon Fire TV is already set up, giving you a wide selection of channels to enjoy, as well as a browser for surfing the web. The remote control is conveniently available to turn the TV on and switch channels

The coffee maker is located in the kitchen and uses Nestlé Dolce Gusto capsules.

  1. Press the button on the left to turn on the machine.
  2. Wait until the red light turns green (this means it’s ready).
  3. Lift the central lid.
  4. Insert the coffee capsule.
  5. Close the lid securely.
  6. Slide the top lever to the red side to start brewing.
  7. Your coffee will begin to pour shortly after. Enjoy!

The herbal tea kettle: is located in the kitchen. It is easy to use: simply fill it with water and press the button to turn it on. It will automatically switch off once the water is ready for a herbal tea bag.

Hotplate: It’s electric because it’s more eco-friendly and safer. To turn it on, press the ON button and place a pot or pan from the kitchen on top. Press SELECT to select the burner you want to use and press one of the arrows to set the desired temperature. Lifting the pan automatically turns the burner off.

Emergency lights: These are located in all rooms and turn on automatically in the event of a power failure.

Other appliances: washing machine, refrigerator, iron, hairdryer, microwave oven, and entryway lights.

: ACCESSORIES AND EQUIPMENT

What accessories and equipment are available in the house?: You’ll find all the cooking and dining equipment, mosquito nets in every room, a crib, a clothesline, a fire extinguisher, sheets, and bathroom towels. The house is fully equipped; you won’t have to bring anything from home because we’ve taken care of everything.


: AIR CONDITIONERS

How many air conditioners are there in the house?: There are three air conditioners in the house. One is in the kitchen, one in the first bedroom, and one in the second bedroom. Using them is simple: press the red button and set the desired temperature.


: FREE SAFE

There’s a safe in the house, and it’s free to use. You’ll find it open. To set a password of your choice, hold down the red button on the back of the door for 3 seconds, then press the ENTER button on the front of the safe, enter a 4-digit password of your choice, and press ENTER again. Close the safe; it’s now ready for use. Remember to empty it when you leave the house and leave it unlocked. We’re not responsible for its contents. If you forget anything inside, please notify us immediately and before other guests arrive.


: FREE SHUTTLE

What is the free shuttle?: The free shuttle service is funded by the Municipality of Santa Flavia through the tourist tax collected from all accommodations. It is available to visitors and provides convenient access to all areas of the municipality, as well as to every entry point for the various beaches.

Schedule and stops: The shuttle operates during the summer months, from May to October, between 9:00 AM and 1:00 PM, and again from 3:00 PM to either 7:00 PM or midnight, depending on the month. Please note that schedules may vary due to operational reasons, so we recommend checking with us for the latest updates. The stops are as follows:

: TRAIN AND OTHER PUBLIC TRANSPORT

The train station is less than a one-minute walk from the house. From there, you can easily reach Palermo, Cefalù, Monreale, the airport, the port, and other historic cities.

Near the house, besides the free shuttle mentioned above, there are also convenient bus stops for reaching nearby towns

How does the TRANSFER service work? We organize transfers to and from the airport, as well as to other destinations, at any time. If you wish to travel elsewhere and prefer not to use the train or other public transportation, feel free to ask us about availability and the special discounted rates reserved for our guests..


: BOAT EXCURSIONS

Can I go on boat excursions? Yes, we have boats authorized to welcome tourists for short or long trips, with or without lunch or dinner on board—offering an experience you’ll always treasure. Our guests also enjoy special discounted rates. Ask us for our business card to claim your discount.

: THE BEACHES

How many beaches are nearby?: The municipality of Santa Flavia lies right on the coast and offers numerous access points to the sea, featuring waters that range from deep blue to emerald green. The beaches vary in character, from fine sand to pebbles. A short walk or the free shuttle takes you to the following beaches:

Olivella Beach (stop 6 Marunnuzza on the free shuttle) is located in the seaside village of Porticello, a hamlet of Santa Flavia. Accessible via a few steps, it is at the heart of the local nightlife, frequented by residents, visitors from neighboring towns, and tourists. Kiosks open almost 24 hours a day in summer, alongside numerous restaurants and trattorias. The beach has fine sand with some pebbles and rocks. The sea shifts in color from turquoise to deep blue. The shallow water at the shoreline makes it ideal for children. The beach itself is relatively small.

Aciddara Beach (free shuttle stop 2, Aciddara) lies between Porticello and Solanto and can be reached via a public-access private road. The beach features fine sand, beautiful blue waters, and a seabed perfect for spearfishing. Umbrellas and loungers are available for rent. Archaeological remains, including boats and amphorae from the Phoenician period, have been found here. The shallow water at the shore makes it suitable for children, and the beach is notably wide.

Sant’Elia Beach and Cove (stop 11 Sant’Elia Piazza Ungheria on the free shuttle) is set in a charming seaside village of remarkable beauty. Visitors immediately notice the iconic house on the sea, fishermen mending their nets, and their boats painted in vibrant maritime colors. The village is lively with numerous kiosks and bars. A must-see is the picturesque cove with its small beach and a chapel overlooking the coast. Umbrellas and loungers can be rented here. At Christmas, the underwater nativity scene adds a unique touch. The beach has fine sand, azure waters, and a shallow seabed ideal for children.

Tre Piscine Beach (stop 11 Tre Piscine/Lido del Carabiniere on the free shuttle) features a rocky seabed suitable for spearfishing. Access signs are limited, and the path is challenging for wheelchair users. Originally developed in the 1970s, some steps are now missing, but the effort is rewarded with a stunning view. The beach itself is small, with rocky areas dominating the shore. It is not suitable for children, but the views of Capo Zafferano promontory and its lighthouse are spectacular.

Kafara Beach (stop 10 Kafara on the free shuttle) is a pebbly beach, perfect for those who prefer to avoid fine sand. Arrive early, as the beach is popular and often crowded. Some kiosks rent umbrellas, but natural shade appears around 5:30 PM due to the mountain behind the beach. After that, many visitors leave, allowing for peaceful walks along the seafront. The natural setting is breathtaking, with stunning views of the Gulf of Capo Zafferano. The sea is emerald green, and the water is shallow near the shore. Access requires climbing about 100 steps, making it unsuitable for strollers.

Borgo San Nicolicchio (stop 8 on the free shuttle) offers breathtaking views of the village, including one of the shipyards where skilled craftsmen still build boats today. The village is charming in summer, with outdoor restaurants and pubs, and in winter, when visitors can stroll among the buildings and watch waves crash against the rocks. The terrain is rocky and not suitable for children.

Lido del Carabiniere Beach (stop 11 Tre Piscine on the free shuttle) is accessed via a 200-meter descent and is not suitable for small children. The beach is small, with both free and paid areas where umbrellas are available for rent. The setting is spectacular, with views of the lighthouse and Agnone Cave, a natural sea cave accessible only by boat. The beach is a tranquil emerald-green oasis, but access is challenging and not suitable for strollers.

: TOURIST TAX

The tourist tax is a municipal fee that visitors pay to the local municipality where a hospitality facility is located. In Santa Flavia, the tax is €2.00 per night per guest, applicable for the first six nights only.

Unless otherwise arranged, guests are responsible for calculating the total tax based on the number of guests and nights (up to six nights; any additional nights are exempt) and leaving the payment on the kitchen table before checkout.

Who is exempt from the tourist tax?
The following guests are exempt:

  • Children under 10 years old
  • Researchers and individuals involved in promoting the Santa Flavia area
  • Guests staying for medical visits at facilities within 20 km of the property, and their caregivers
  • Individual students or school groups, including their companions
  • Members of the police force staying on duty
  • Volunteers participating in events sponsored by the Municipality of Santa Flavia

To qualify for an exemption, a valid certificate must be provided. The host will submit this documentation to the municipality to process the exemption..

: AUTHORIZATION FOR TOURIST RENTAL ACTIVITIES

Does the property have all the necessary permits for short-term tourist rentals?

In Italy, to operate a short-term tourist rental, the owner must be authorized by the municipality, the region, and the Ministry of Tourism. This authorization is formalized through permits such as:

  • Regional Identification Code (CIR)
  • National Identification Code (CIN)

Without these permits, the property cannot be legally rented for short-term stays.

Additionally, the owner is required to notify the municipality, the region, and the local Police Headquarters of all guest arrivals and departures. By law, this also obliges the owner to verify the identification of every guest.

What requirements must a property meet to be compliant?

Owners operating short-term tourist rentals in Italy must ensure that their property complies with current safety and regulatory standards. Specifically, the property must include:

  • Fire extinguishers – at least one on each floor
  • First aid kit
  • Electrical system certification
  • Combustible gas and carbon monoxide detectorsnote: SEA LIVING SICILIA APARTMENT is fully electric, with no gas installed, as gas has been deliberately avoided for safety reasons
  • Display of all required permits inside the property
